The Butler Township Commissioners have approved one part of a property realignment proposal in the Highfield area but will wait before considering the main development portion of the plan.
After hearing from a representative for the developer of the 39 acre Highfield Trails plan on South Duffy and Highfield Roads, the commissioners approved a lot consolidation Monday night.
The dissolving of nearly 300 property lines is a necessary first step before any development plans can move forward. The new consolidated plan will include required parking for the Highfield Community Center even though it will be situated on the property to be developed.
The Township Planning Commission recommended denying approval of a land development plan with 113 single family units that they believe does not comply with the Township ordinance language concerning density requirements. This plan will go before the Zoning Hearing Board for a decision about compliance with ordinance on April 7th.
A different plan for the property with 100 single family units from the same developer will appear on the agenda of the next Planning Commission meeting on April 6th.
