The Butler Township Zoning Board has decided that a larger version of a housing development planned for the Highfield area does not comply with the ordinances of Butler Township about density.
After hearing from representatives for the developer of the 39 acre Highfield Trails plan on South Duffy and Highfield Roads, the board ruled that a version of the plan containing 113 units will not be allowed.
The Township’s Zoning Officer as well as the Township solicitor both testified that the 113 unit proposal does not comply with the Township ordinance language concerning density requirements.
Developer Jerry Oliver stated he was disappointed but not surprised about the ruling. He will now consider an appeal of the ruling to the Butler County Court of Common Pleas.
An alternative plan for the property with 100 units was recommended for approval Tuesday night by the Township’s Planning Commission. That 100 unit plan will be on the agenda of the next meeting of the Butler Township Commissioners for final approval.
Last month Commissioners granted approval for a lot consolidation which is required for any version of the plan.
